2. Services
Prime96 Ltd provides property management, serviced accommodation, corporate lets, HMO management, and buy-to-let management services across the United Kingdom. All services are subject to availability and the specific terms agreed upon at the time of booking or engagement.
3. Bookings and Reservations
- All bookings are subject to availability and confirmation by Prime96 Ltd
- A booking is confirmed only when you receive written confirmation from us
- We reserve the right to refuse or cancel any booking at our discretion
- Prices are quoted in GBP and include VAT where applicable
- Payment terms will be specified at the time of booking
- A security deposit may be required and will be returned subject to property inspection
4. Cancellation Policy
- Cancellations must be made in writing (email or message)
- Cancellations made 14 or more days before check-in: Full refund minus any admin fee
- Cancellations made 7-13 days before check-in: 50% refund
- Cancellations made less than 7 days before check-in: No refund
- We reserve the right to cancel bookings due to unforeseen circumstances, in which case a full refund will be provided
- Specific cancellation terms may vary by property and will be communicated at the time of booking
5. Guest Responsibilities
When staying at any of our properties, you agree to:
- Treat the property with reasonable care and respect
- Report any damage or maintenance issues promptly
- Not exceed the stated maximum occupancy
- Not smoke inside the property
- Not host events or parties without prior written consent
- Comply with any house rules provided upon check-in
- Leave the property in a reasonable condition at check-out
You will be liable for any damage, excessive cleaning, or loss caused during your stay beyond normal wear and tear.
6. Landlord and Investor Services
For property owners engaging our management services:
- Management agreements are subject to separate terms provided upon engagement
- We act as your agent and manage the property on your behalf
- Our fees, responsibilities, and notice periods are detailed in the management agreement
- We will maintain appropriate professional indemnity and liability insurance
- We comply with all relevant UK property legislation and regulatory requirements
7. Limitation of Liability
- Prime96 Ltd shall not be liable for any indirect, incidental, or consequential damages
- Our total liability shall not exceed the total amount paid for the relevant booking or service
- We are not responsible for any loss of personal belongings during your stay
- We do not accept liability for disruptions caused by events beyond our reasonable control (force majeure)
- Nothing in these terms excludes liability for death or personal injury caused by negligence
